Notice to a property owner of a property for which the option for treasurer’s deed has been sold at Public auction:
If the option for a treasurer’s deed for your property is sold at a public auction for more than the total owed to the lawful holder of a tax lien on your property and to all other lien holders, please contact the treasurer’s office after the auction because you may have funds due to you.

TAX DEADLINES

Per State Statute, failure to receive a property tax statement does not exempt the taxpayer from timely payment of taxes. If you do not receive a tax notice by the first week of February, please contact our office. Failure of any person to receive such a statement shall not preclude collection by the Treasurer of the amount of taxes due and payable. C.R.S. 39-10-103, as amended.

Property Taxes become due on January 1 for the previous year. Payments may be paid in two equal installments or in one full installment; partial payments are not accepted.

FIRST HALF DUE: February 29
SECOND HALF DUE: June 15
FULL PAYMENT DUE: April 30

DEED OF TRUST
  • Accepted by mail, in person, or Simplifile e-recording system ONLY.
  • Must be on the properly completed form

FORECLOSURES & TAX LIEN SALES
  • Public Trustee Functions Foreclosures:
    Most Colorado home foreclosures are handled by the lender through the Public Trustee of the county where the property is located, following Colorado statutes governing the process.

  • BUYER BEWARE TAX SALE – It is the bidder’s responsibility to research the property on which they are bidding. At the close of the auction, all successful bids are final. No changes in, or cancellation of, liens purchased can be made after the lien is sold.
  • Employees and officials of Jackson County, members of their immediate families or their agents may not acquire a tax lien at the Jackson County Tax Lien Sale. CRS 39-11-151.
  • At the County Treasurer’s discretion, the method of the sale may change.
  • Please review the above “Foreclosure Sale Policies” for details on how to participate in a foreclosure sale as a bidder.

Account Status:

  • Paid or unpaid, delinquent, total amount(s) due, outstanding special assessments, etc.
  • Use the Public User Login and search using the owner name, account ID number, etc.
  • You will need to have your Account ID number(s) available.
  • All major Credit Cards & e-checks are accepted. An additional fee will be applied.

Certification of Taxes Due (aka “Tax Cert”) – Title Companies

  • You will need your User Login and password to start.
  • Cost is $10 – must have deposit on file
  • Scanned (.pdf) Tax Cert can be provided via e-mail, or the title company may receive directly from the web.
